ALEA — Rua da Madalena, Baixa Pombalina, Lisbon

ALEA is a new residential development on Rua da Madalena, in the heart of Baixa Pombalina, Lisbon. It results
from the full renovation of a traditional Lisbon building, which preserves the original structure and the
architectural details of the façade while introducing contemporary materials, modern layouts and current comfort solutions.

The building has 5 floors and a total area of 1,677 m², comprising 12 apartments (from T0 to T2+1) and 3 retail
spaces (from 63 m² to 424 m²). Floors -1 and 0 are allocated to retail. Floor 1 houses two T0 units and one T0+1
with mezzanine. Floor 2 includes five units (T1 and T2). Floors 3 and 4 accommodate two T2+1 units and one
T1, some with attic access and private outdoor areas.

Prices from €410,000. The project is under construction, with expected completion in 2026. The building is
fitted with a lift and fire detection system. No storage rooms.

Finishes and Equipment:

The ALEA apartments feature laminated wood flooring in living areas and bedrooms, and Lioz stone in kitchens
and bathrooms. Ceilings are in gypsum plasterboard and window frames are double-glazed with thermal and
acoustic insulation. Kitchens are fully fitted with Bosch appliances: induction hob, built-in oven and microwave,
integrated extractor hood, fridge, dishwasher, and washing machine. The climate control system runs on a heat
pump, which also provides domestic hot water. All units include lacquered interior doors, built-in wardrobes,
and video intercom.

Location:

ALEA is located on Rua da Madalena, Freguesia de Santo António, Lisbon, in a higher, sheltered section of
Baixa, with views over historic rooftops, the surrounding hills and the Tejo river. The building sits within the
Urban Rehabilitation Area and the Baixa Pombalina Safeguard Plan, between Castelo de São Jorge and the
river.

The location is central and well connected: within a few minutes' walk of Praça do Comércio, Rossio and Rua
Augusta, with direct access to Baixa-Chiado and Terreiro do Paço metro stations. The surrounding area offers
local shops, restaurants, services, schools and a diverse cultural offering. Mobility is excellent, with quick links
across the city and to the main road axes.
